THE OFFER TO PURCHASE

Once we’ve found your ideal property, our team of professionals will skillfully craft your Purchase Offer. Collaboratively, we’ll compose a fair and comprehensive offer, specifying the property price, desired possessions, contingencies if applicable, the initial down payment, balance payment terms, and the closing date for your escrow.

 
 

 

 

REAL ESTATE INVESTIGATION (DUE DILIGENCE)

A thorough examination will take place at the public registry of property and commerce in the state of Quintana Roo, Mexico, to confirm the absence of any liens or debts on the property. Upon establishing the clear legal status of your property through this investigation, the Escrow company will proceed to draft a binding purchase agreement.

 

COMMITMENT AGREEMENT (PROMISSORY AGREEMENT)

Once the clear title of your property is verified, we will proceed to draft the Fully Executed Offer to Purchase through a legally binding Promissory Agreement, solidifying the commitment to the property purchase.

 

TITLE APPLICATION: TRUST (FIDEICOMISO), ESCRITURA OR MEXICAN CORPORATION

Following that, the Buyer Trust, Escritura, or Mexican Corporation will be organized and formalized with the assistance of a Mexican bank, ensuring that the property is accurately titled to you and your designated beneficiaries.

 

TITLE (PUBLIC DEED)

In Mexico, the formalization of the title must always involve a notary public. If you are unable to be present during the escrow closing, it is necessary to send an apostille from your state of residence before the escrow concludes. We are here to assist you with this process if it applies to your situation.

 

RECORDED TITLE

Upon completion, a certified copy of the Escritura Pública will be furnished to you after all parties have executed it. Within two months from the execution date, the original Escritura Pública will be officially registered in the public registry of property and commerce in the state of Quintana Roo, Mexico.
